A new real estate office is opening in Woodstock with some familiar faces. William Raveis is opening its new office located at One Elm Street in downtown.  This new office will be a part of the William Raveis Real Estate family of companies owned/operated by brokers John and Marcia Biondolillo.

Local agent Daphne Lowe has been appointed to Managing Broker and brings a decade of expertise to the company.  A top producer in the Woodstock area, her clients appreciate her commitment to high standards of individualized and knowledgeable customer service.

William Raveis Winhall Real Estate Appoints Carrie Mathews As Managing Broker

STRATTON, VT (December 17, 2015) – William Raveis Winhall Real Estate announced today that Carrie Mathews will be the new managing broker. Mathews will oversee the company’s growing portfolio of properties, business operations and sales leadership. She takes over managing from Ted and Betsy Cetron, who established the business in 1974.

(November 2, 2015) – Lamoille area Realtors® joined more than two hundred real estate professionals on Oct. 29 at Lake Morey Resort in Fairlee for Vermont’s first Green Real Estate Symposium. The event, sponsored by the Vermont Green Home Alliance (VGHA), was designed for real estate professionals, home inspectors, appraisers, mortgage lenders and anyone interested in learning more about energy efficiency and renewable energy features for residential and commercial properties.

The symposium provided insights into the wide variety of green and “smart” home features now available to consumers. Attendees also received updates on Vermont and New Hampshire energy codes, new residential evaluation tools, the costs associated with owning a green home, and much more.

Sale Of Lackey’s Variety Store Finalized

Frank and Ann Lackey, with William Raveis Stowe Realty’s Ken Libby, congratulate Graham and Christina Mink and Richard and Nancy Bennum (not pictured) as the new owners of the iconic Lackey’s Variety Store building at 109 Main Street, Stowe. The sale was finalized October 15.

For six decades, Lackey’s was a consistent figure on Main Street, a favorite stop for local children and visitors, selling candies, postcards, books and other sundries.

At the closing, Frank Lackey said that he is pleased to see the building will be restored to nearly its original configuration and will again be an anchor in Stowe.

The new owners have already started retrofitting the 7,900+/- sq. ft. space and look forward to having retail back in the building as quickly as possible.

Libby represented the Lackeys; and, buyer Graham Mink, sales agent at New England Landmark Realty, represented his group.

Libby Installed As Vermont Realtors® President

STOWE, VT (October 7, 2015) – Ken Libby of William Raveis Stowe Realty has been installed as the Vermont Realtors® (VR) 2016 president. The 2015 VR Awards & Installation was held Wednesday, Oct. 7, in Burlington. Libby was sworn in by 2011 National Association of Realtors® (NAR) president Ronald Phipps of Rhode Island.

As president, Libby will set the direction for the VR’s 1,650 members statewide and will serve on the New England Realtor® Committee. Libby was also elected VR president in 2003 and prior to this appointment had been serving as the VR’s vice president.

Libby was selected as VR’s Realtor® of the Year in 2003 and 2012. He served as the VR’s national director for the NAR from 2008 to 2014. He holds numerous leadership roles for the NAR, including its executive committee and board of directors. Libby was also presented with a NAR award for excellence in commercial real estate in 2013 and is Vermont’s only member of the NAR Realtors® Political Action Committee Hall of Fame.

Libby is very active with the Green Mountain Council, Boy Scouts of America, serving as president in 2013 and 2014. He is currently the vice president of development.

Ken And Bunny Libby Host AREA Retreat

I had the pleasure of hosting about 65 real estate agents for the annual Associated Realty of the Americas (AREA) retreat at the Stowe Mountain Lodge on Sept. 11-13. The three-day event sought to help agents learn more about “Harnessing the Power that is AREA.”

AREA is an international real estate referral network representing luxury residential properties, commercial properties, land, resorts and selected developments throughout North America. The event was an extraordinary networking and educational opportunity for some of the brightest and best agents from around the nation (many are board members and leaders, providing quality support to their peers and clients in an ever-changing marketplace).

During the series of informational sessions, panelists debated the meaning of leadership, what to do in gray and/or challenging real estate situations and best practices in the field. In the vein of education were discussions on marketing, client communication and improved business strategies with the help of AREA.

Throughout the weekend, it was great to see so many social posts from agents who enlivened our special place with pictures from the top of Mt. Mansfield, hiking in Smugglers’ Notch or enjoying the village. Some found the Depot Street Malt Shop for a step back to the 1950s while others ventured out to the Nebraska Knoll Sugar Farm. Fifteen agents also gave a huge thumbs up for dinner at Gracie’s on Friday night.

I would like to offer my sincerest thanks to all who attended the conference, agents from California to Florida and everywhere in between! Thank you to Bunny for being co-chair of the retreat, Jo Kenney (the Mistress of Ceremonies), Diana Bull, Suzanne Cooper, Ron Phipps, George Harvey, Jr., Kaki Lybbert, Ryan Asao, Audrey Novoa, Carl Bosse and so many others that acted as moderators and helped with the event. A big “Thank You!” to Trapp Family Lodge/Brewery, Stowe Mountain Lodge and other businesses that contributed their time and talents to host our group.

The members of AREA say that real estate requires a team to make any successful transaction possible and once those motivated professionals are gathered then “the world of real estate is at your feet!” I couldn’t agree more. Looking forward to next year’s retreat!

Local Housing Market Looks Stable

How does the second quarter for residential sales compare with last year’s figures? Is it the right time to sell? What should a potential buyer look for and expect in today’s real estate market?

Overall market conditions read: Stable.

Local homes sales have slowed this quarter, compared to 2014 figures, but that isn’t a bad sign for buyers or sellers. On a statewide level, there was a 16 percent increase in homes sales between the first six months of 2015, at 2,600 sales, compared to 2014, at 2,241 sales*.

Agents in our local Vermont offices have seen customers and clients more excited about the market then in other months (and years) and current sales prices are more closely aligned with town-assessed values – a sign of market stability.

Buyers are looking at features that add real value and factors such as proximity to good schools, town amenities and recreation that will impact future worth, which is setting a higher standard for sellers. In the luxury market, especially, homes that are out-of-date or require multiple upgrades – or are over-priced – continue to see unsuccessful sales.

Regardless of market conditions, a strong understanding of pricing and a clear home-selling strategy are important for success in real estate. It seems simple, but not having factors in place to be really ready to sell can make all the difference. With a flood of housing information available on the web, properties need to be positioned (and staged) well from their first day on the market, helping the home or land put its “best foot forward.”

For a perspective on real estate conditions across New England, William Raveis offers the following statistics: “In May 2015, as compared to May 2014, Unit Sales rose 5.8% in Connecticut, 10.8% in New York, 25.1% in Manhattan, 16.3% in Brooklyn, 4.6% in Rhode Island, 14.6% in Vermont and 5.8% in New Hampshire. Meanwhile, Sales Price rose 2.1% in Massachusetts and 4.2% in Maine.” (To download the full report, click here.)

As we move into the third quarter, our agents offer the following take-away messages:

- People are more excited about the market
- Sales prices are aligning with town assessments (in most cases)
- Correct staging and sales pricing are even more paramount
- Market properties with “value forward” for today’s savvy buyer
- Deferring maintenance or upgrades will diminish home appeal
